US Lending & Company has been in business since 2002 and is based in Torrance, California. If you own or are buying property in Torrance or the surrounding South Bay and need private money or a bridge loan, you can call us, send us the file and get a real read on it quickly.
We are a licensed California private money broker, licensed through the California Department of Real Estate and registered with the Nationwide Mortgage Licensing System. Here is what working with a local lender means in practical terms.
What "local" actually gets you
Being close does not change how a loan is underwritten. It changes how easy it is to communicate. In practice:
- You can talk it through with us. For a complicated deal, a direct conversation is often faster than a long email thread.
- We read your file the same day. When a complete file arrives, we read it the same day and tell you what we see, including what is missing.
- You get a direct answer on fit. If a bank or another source suits your deal better, we will say so.
- Accountability. Our office is in Torrance, so you know where to find us and who is responsible for your file.
We lend across California, so the South Bay is one part of a statewide business, not a specialty we claim to own.
Property types we finance
Private financing generally applies across the kinds of property common in a coastal urban area:
- Luxury and higher-value residential. See our private loans for residential and other real estate collateral.
- Commercial and mixed-use property. Our commercial hard money and bridge loans cover offices, retail and similar assets.
- Apartments. Bridge and value-add loans underwritten on in-place and projected net operating income, occupancy and unit mix. Details are on our apartments page.
- Rehab and ground-up construction. Up to 90% of construction cost, loan amounts to $75 million.
Key takeaways
- Working locally mainly improves communication: direct conversations and a same-day read of your file.
- Underwriting is the same wherever the property sits: equity, payment capacity and exit.
- A complete, organized file shortens the process more than anything else.
What happens when you bring us a deal
- A first conversation. Tell us about the property, the loan amount, the purpose and your exit. This can be a call or a meeting.
- File review. We read what you send and identify gaps. Every application is reviewed individually.
- Underwriting. We assess the equity in the property, your capacity to make payments and the exit.
- Valuation and title. Property valuation and title review are part of the process and can affect timing.
- Closing and funding. Once conditions are met, the loan closes and funds.
We explain each of these in more depth in what private lenders look at when underwriting and in how fast a hard money loan can close in California.
What to bring to the first meeting
- The property address and a short description of its condition and use.
- The purchase contract, if you are buying, or the existing loan details, if you are refinancing.
- The ownership entity and the people behind it.
- For income property, a rent roll or income summary.
- For construction or rehab, plans, a budget and a schedule.
- A written exit plan, even if brief.
When a local meeting helps most
A meeting is most useful when the deal has moving parts: several owners, a property mid-renovation, a construction budget with questions in it, or an exit that depends on a sequence of events. Walking through those with us lets us ask follow-up questions on the spot and tell you exactly which documents would settle them, so the file does not bounce back and forth.
Timing and costs
We can offer approval in as little as 24 hours and funding in as little as seven days, subject to a complete file, underwriting, title review and property valuation. Same-day file reading is not same-day approval, and approval is not guaranteed.
Private loans usually cost more than conventional bank loans and run for shorter periods (see how hard money loans are priced). The right comparison is total cost over the time you will hold the loan versus what the speed and flexibility allow you to do. We will walk through the costs with you before you commit.
