Ground-Up & Rehab

Construction Financing

Ground-up and rehab capital that converts to a permanent loan at conventional rates on completion.

We finance construction on luxury residential, apartment, retail, commercial, industrial and hotel properties, up to 90% of loan-to-construction-cost and loan amounts to $75 million.

Programs are built as short-term loans for investors, builders and new owners, with minimal- or no-documentation options where the deal supports it. When construction completes, the loan converts into a permanent loan at conventional rates — one underwriting desk from breaking ground to stabilization.

Why This Program

How we underwrite it.

One desk, ground to stabilization

The construction facility and its permanent takeout are underwritten together, so completion is not a refinancing scramble.

Minimal- and no-doc options

Where the collateral and the sponsor support it, we can keep documentation light.

Draws that track the schedule

Funding released against real progress, so the build is not waiting on the lender.
